Head of Projects (Delivery)

About the Role

We invite applications from suitably qualified candidates for the position of Head of Projects and Delivery. In this leadership role, you will oversee the successful execution and delivery of our real estate project portfolio.

Key Responsibilities

Portfolio Delivery Leadership

• Lead the delivery of all active real estate projects (residential, commercial, mixed-use, hospitality as applicable)
• Develop and implement project execution plans aligned with approved feasibility and investment cases
• Oversee transition from development planning to construction execution
• Prioritize projects and allocate internal resources across the portfolio

Design & Technical Oversight

• Oversee design development from concept through detailed design
• Ensure coordination between architects, engineers, and specialist consultants
• Review design to ensure buildability, cost efficiency, and compliance
• Maintain adherence to brand standards and quality benchmarks

Procurement & Contractor Management

• Establish procurement strategies (lump sum, design & build, construction management, etc.)
• Lead contractor prequalification, tendering, evaluation, and award processes
• Negotiate commercial terms and oversee contract administration
• Monitor contractor performance, including progress, quality, safety, and cost control

Financial Control & Cost Management

• Approve project budgets, cost plans, and contingency allocations
• Monitor cash flow and cost reporting throughout the project lifecycle
• Manage change orders, value engineering initiatives, and claims
• Protect and enhance project margins through disciplined cost governance

Schedule & Delivery Management

• Oversee master schedules and milestone tracking
• Identify delays and implement mitigation strategies
• Conduct regular site visits and progress reviews
• Ensure timely completion and successful handover

Risk & Compliance

• Identify construction and delivery risks
• Implement health, safety, and environmental compliance standards
• Ensure adherence to planning approvals and regulatory requirements
• Oversee quality assurance and defect management
